MPC adds value to underperforming properties by bringing site’s to their highest and best use.  This requires an in-depth understanding of the sub-market to evaluate a property’s potential.  We invest in good locations at a favorable basis, and understand capital improvement needs and income potential.   After acquiring, we manage capital improvements such as unit remodels or exterior renovations which lead to an increase in revenue and/or a reduction in property expenses.

When implemented effectively, this enables an investment to outperform the market, and return above average yields to investors.

Services: Land and Development

MPC’s Land and Development division seeks to acquire land at a favorable basis and develop for-rent multifamily product.  MPC’s principals have experience working with city officials, neighborhoods, architects, engineers, and JV partners to successfully deliver projects.

Our Land and Development investment criteria include:

Services: Asset Management

MPC manages investments by directing its sister company Trillium Residential Communities as property manager responsible for day-to-day operations at the sites.  Management provides professionally trained staff, buying power with suppliers, advanced IT systems, and market knowledge.  Our managers are an integral part of our investments and critical to providing desirable communities.

During acquisition, property managers actively participate in unit inspections and annual budgeting.  Once in ownership, we maintain close communication through:

  • Site inspections
  • Review of market fundamentals
  • Optimizing financial statements line-by-line
  • Capital expenditure approval
  • Property performance reviews
  • Annual budgeting

Services: Acquisitions

MPC acquires income producing multifamily property in markets that offer superior returns.   Within a given market, we closely track factors influencing supply and demand such as barriers to entry, construction costs, employment growth, and housing affordability.  These indicators influence our underwriting assumptions for rent growth and sales values.  We track these markets for potential investments, and stay current by touring listings and sales comps.

Our extensive experience and background adds analytical expertise and enables MPC to systematically assess an investment.  We conduct detailed underwriting using conservative operating assumptions and an appropriate exit strategy.  Our due diligence includes review of:

  • Historical operations
  • Debt and equity structure
  • Property condition

Jackob’s diverse background comes from nearly 20 years of international and national experience in design, engineering, marketing, acquisitions, construction, and property management.  As a  Vice President and lead consultant for some of London’s top real estate and development companies, Jackob progressed over 1.1 million square feet of high-end residential and mixed use projects.  After settling in Arizona, Jackob joint ventured with national and international companies as the managing partner for Central Arizona Commerce Park, a $70 million, 560 acre master planned rail served industrial development.
